Is this a bone job or am I missing something.....
« Back To Roofers TalkI have a roof that is just under a 2/12 and has torched down MB with tar on it, under this is a 5/8" fiberboard. I wanted to replace with a SA 3 ply system and bid it at around $300 a square materials only, labor was an additional charge.
Insurance adjuster came out and he sent me his preliminary estimate today and he allowed $1.57 sq foot to R&R fiberboard-waferboard-5/8 and $305.52 per Square to R&R Built-up 3 ply roofing-in place.
So his estimate is $305 a Square for materials and labor to Remove and replace a 3 ply roof.
And $157 Per Square to remove and replace fiberboard.
He also included $1.35 per foot for drip edge.
That was it, total. No chimney, no pipe boots, no electric boot.....does this seem way off?
It's only 8 square and he allowed nothing for waste, zero.
The 3-ply I wanted to use will cost me $250 a square materials alone!
What am I missing??
Thanks for letting me vent.>>>
What insurance company?Did you break down your estimate for them?Did you do a chicken dance for them? They prefer you to jump thru hoops though, write your quote get the homeowner to sign it and submit it the insurance company, then they might negotiate with you if you have a signed contract with the homeowner.I find most adjusters know very little about commercial flat roofs and are flexible, but you got to get that homeowners signature to get them to talk to you.>>>
.............it is in his interest to pay out as little money as possible if he wants to keep his job........thieves, heartless scabs and lyin' barstards.....all of 'em..........clearly the house isn't in FLORIDA, because in FLORIDA hardly anyone can get insurance on their property because the insurance companies have pulled out..........Scenario: You had your house for thirty yrs, paid off the mortgage and now it is yours, but guess what, the ins company that the bank required you to have as long as they provided the loan, and have NEVER made a claim on, now says fcuk you and walks off with all the premiums you paid over the yrs, no refund, no vaseline nothing, just walks off, and you got a three hundred THOUSAND dollar home that you can't insure.....and a storm coming.>>>
I'm surprised at the statement Jed made " it is in his interest to pay out as little as possible if he wants to keep his job " This is just flat out not true. I'll just write it off as ignorance. Remember ignorance can be changed . It is the adjusters job to fulfill the conditions of the contract. The rubber meets the road at the contract. What does it say is what it does They are at risk as much or more so if they underpay. Hardly anyone not being able to get insurance in Florida is another wrong statement. Now if a storm is coming Jed is correct you cannot get a insurance as far as I know.>>>
uh uh, don't "just write it off as ignorance" Why be so blase'?
"Hardly anyone not being able to get insurance in Florida is another wrong statement".
Back it up ciak. List who was operating there three yrs ago and from that list who is still there.
"I'm surprised at the statement Jed made " it is in his interest to pay out as little as possible if he wants to keep his job " This is just flat out not true. I'll just write it off as ignorance".
Back it up ciak. Tell us why an adjuster will agree to pay in full as opposed to paying out as little as possible.
" Now if a storm is coming Jed is correct you cannot get a insurance as far as I know".
Nothing like a little humourous sarcasm from your friendly concerned, ethicaly correct insurance adjuster..............on the otherhand, seeing as you work in the industry and are obviously familiar with this scenario maybe you would address it for us. Maybe provide some information on the recourse a ripped off consumer can take against an insurance company that walks away after thirty yrs of paid on time premiums and never a claim to be denied? >>>
State Farm being just one of them, closely tied to your good friends Allstate. Oh, and the straw that broke the camels back for them? Losing a legal battle to FORCE a rate hike OF FORTY SEVEN PERCENT. ....... Walking away from 1.2 MILLION POLICIES
The state’s largest private insurer will drop 1.2 million policies over the next two years, likely pushing many into the already bloated state-run insurer of last resort, Citizens Property Insurance Corp. But to Gov. Charlie Crist, the issue was State Farm’s obstinacy in seeking rate hikes. His reaction: good riddance.
“They probably charge the highest rates in the state, anyway. Floridians will be much better off without them,’’ he said. Asked if State Farm was “posturing,’’ Crist replied: “I don’t really know, and I don’t really care.’’
Go ahead ciak, but try to present a lucid and factual argument as opposed to biased (at best) opinions.

Charlie Crist has created for Florida Citizens ,A property insurance run by the state that cam compete for business.I'm not so sure this isn't a bad thing, How would you like to compete with a state run roofing company , Sounds like an unfair situation to me for now. I don't know what that has to do with helping a contractor or homeowner filing a claim and getting paid . Your jumping all over the place. I guess trying to hit hot buttons or just a little crazy ? How does that help ? I will attempt to answer some of your question. As far as a homeowner being ripped off I don't know about that the courts would have to decide that one. Now an adjuster I can answer most of those. An adjuster is paid according to the amount of the claim. The more the claim amount the more the adjuster will make as a general rule. Adjuster carry E&O insurance . I"m not saying mistakes are not made they are. The claims process allows for errors in most cases through a process called " supplements " . Do you have a particular situation that is not resolved or are you just venting stirring or poking the stick ?>>>
makes you want to do fiberboard replacement, yeah that`s ridiculous,Is this the same guy wants the Certainteed Flintlastic system?,3 part for that costs me around 185 $ per sq. As far as waste on a flat roof,we always just round out to the next square, usually not much waste to speak of-The chimney work should be include if it was damaged,or it`s just cement flashing to it,or working into the old flashings, remember they only pay to replace existing conditions>>>
"Charlie Crist has created for Florida Citizens ,A property insurance run by the state that cam compete for business."
............Huh?
Citizens was not created as a competitor. Did you miss this bit?

Not venting or poking a stick, merely looking for any evidence at all that the industry you make your living from and constantly support isn't the most parasitic industry out there. Or is it that your constant cheerleading serves only to cloud the judgement of those who might assume that by definition, it is not just the industry but also those who serve it?>>>
The state of Florida has passed new law. The new law mandates that insurance companies treat all Floridians fairly. This important piece of insurance reform levels the playing field and allows companies, including state-run Citizens Insurance to compete for business. There are plenty of insurance company to buy form here. How does this address the first issue about what can be done to understand the process and fair pricing ????? " i dunno " I'll put this one back at you . Understanding the process takes the clouded judgements and cheer leading statements from the ignorant side to the Oh ,that's what you meant. I'll put this out there for Randy . Have you estimated the project. Have you contested the pricing ? I don't know where your business is . What I do know is that if that isn't a going rate then something can be done. A little more info would be helpful. Or was that just venting? http://www.toilette-humor.com/cartoon.html ..... check it out make sure you have the sound is on!!!! :woohoo: :side: :silly: :side: >>>

......well that pretty much sums it up does'nt it.>>>
It a good place to start. Now stay with me here I don't want to lose you. The gates are down, the lights are flashing, but the train isn't coming......... yet.  Randy is there something that you wanted to know on a utilitarian level. I may be able to help you. It is more of an issue than meets the eye. Insurance money is going to be a major source in construction . The Hills borough County is releasing 20% of it permitting work force. Must be the Media B)>>>
TRG, Yes, this is the job the guy wants Flintlastic. I contacted the adjuster and I think everything is going to be ok. He just paid to replace what is on it now, and that is torch down. He is going to adjust for waste, chimney and boots.
Thanks for the help guys!>>>
Randy What are the pricing parameters? Are they close to or above the expected pricing? Helps us out here. Great if you stick to it good things will come out of it. Were all the issues covered ? A little more info ....?>>>
Randy It sounds like we are missing something now.. What happened?>>>
